Highlighted on this page is how we operate, so you are able to determine which services suit your individual needs best. We are happy to provide a permission only service, where the necessary planning and building regulation permissions are obtained, or we can stay involved throughout the whole project.

ARCHITECTURAL PROCESS

Client/project introduction
We provide an initial complimentary meeting to visit the site, understand the project and your brief. We discuss what level of service you require from us, along with any budget and/or time constraints. Every project is unique and investing time at this early stage is invaluable to the success of the project as things progress.

Site Survey
A site survey is invariably carried out early on in the design process. This allows us to gain a better understanding of what we have to work with. Where does the sun rise and set in relation to the rooms? In which direction are the best views? Where are the main access points, and where are the existing services?

Concept Design
At this stage of the design process you can expect to receive a number of sketch scheme options, which will start to bring your brief into reality. Drawings at this stage will be to scale and include full spatial proposals that both challenge the brief and respond to any potential site constraints. Once a concept design is agreed, we move onto the next stage of design development. If your project is an Interior Design scheme, it is less likely to require stages 4 and 5.

Planning Consent
Following the agreement of the sketch scheme, we will develop the design in more detail. We finalise the plans and elevations, and where necessary produce 3D visuals to allow you to envisage the scheme in three dimensions. We will liaise with various consultants and gather the relevant information which is necessary for submitting a planning application, taking into account local policy and any additional reports that may be required.

Building Regulations
Once planning permission has been granted, the next phase of work is to develop the drawings with further information ready for the submission of a Building Regulations application. Here things get more technical, and the drawings are worked up in more detail to ensure the scheme conforms with the latest Building Regulation Approved Documents. At this stage, we will liaise with a Structural Engineer (if necessary) to integrate any specific structural requirements into the scheme.

Costings
We’re now in a position to provide indicative costings for the project. Although any budgets will have already been taken into account by our experienced design team, we recommend working with an independent Quantity Surveyor to produce a Budget Cost Plan. Alternatively, we can produce a full tender drawing and specification package, and retrieve quotations from multiple Contractors to obtain more accurate costings.

Working Drawings
This is the most detailed and time-intensive stage of your project so far. We produce meticulous technical drawing packages, schedules and specifications that cover how the building functions, is constructed, finished and fitted out. During this stage, expect multiple meetings to discuss and finalise all the details, materials and products. If we are Project Managing your project, this is where one of our Project Managers will begin to get involved to ensure they have an intimate knowledge of the scheme. Following the production of the working drawings, schedules and specifications, these can be compiled to form a tender package to obtain costings as mentioned in item 5.

Interior Design
In conjunction with the working drawings, we will start developing our interiors scheme. These plans will develop well in to the construction phase of the project. See our “interiors process” below for more details.

During the construction phase, one of our Project Managers will work with the chosen contractor to ensure the building is constructed in full accordance with the working drawings, as well as keeping track of the costs and timescales. Alternatively, if you would like us to carry out the “ONE17 Contract Management” service, just sit back and relax (if possible!) and we’ll deal with everything. Our thorough approach ensures that even the smallest detail is considered and co-ordinated, which from our experience results in a building of unwavering quality. We will be your dedicated point of contact; no need to deal with any contractors yourself.

completion & Aftercare
One of the major bugbears in the construction industry, particularly the housing sector, is aftercare. On completion of all our projects, we provide a standard snagging period, along with an optional extended aftercare service.

Measured Survey
A measured survey is invariably carried out early on in the design process. This allows us to gain a better understanding of what we have to work with. Where does the sun rise and set in relation to the rooms? In which direction are the best views? Where are the main access points, and where are the existing services?

Concept design
At this stage of the design process you can expect to receive a number of sketch scheme options, which will start to bring your brief into reality. Drawings at this stage will be to scale and include full spatial proposals including fitted and loose furniture positions. Lighting proposals, feature ceilings, finishes and materials are also considered at this stage.

Design Development
Following client feedback from Stage 3, the design is taken to the next stage, further refining details and making final design tweaks before putting the scheme into CAD. Technical drawings for major elements such as the staircase and bespoke cabinetry are worked up alongside detailed plans, interior elevations and sections. A 3D model of the space/s is worked up at this stage, creating a ‘fly-through’ experience for the client to fully understand and approve the scheme.

Specification
Decisions, decisions, decisions. The stage when things start to get really real (and really exciting). Specific choices of furniture, equipment, materials and finishes begin to be made. Consideration of how all aspects are to work together is essential and the further development of mood boards and proposals sheets play a large role at this stage. Fitted furniture items begin to be finalised and technical drawings are developed for manufacture.

On-site
Once the contracting team is appointed, things begin moving on site. Any stripping out / demolition works are completed before the new space starts to take shape. It is always best if the client can move out during site works. It is less traumatic for them and progress is quicker and generally more cost effective.

Room Dressing & Completion
Once the building work is completed and the paint is finally dry, it’s time to get the loose furniture items positioned. Up until this point, the space/s may have felt a little soulless. Not for long. The colours and textures of the loose items and soft furnishings will immediately inject life and character into the space. At this stage placement of personal decorative items such as vases, books, artwork and photographs are encouraged to make the space your own.
A discussion of the care and maintenance of new finishes, furnishings and equipment will be had, to ensure they are there for many years of enjoyment. Snagging lists of minor issues requiring attention are compiled at this stage to ensure all is perfect before the team leaves site.
